Position Overview
The Lead Business Systems Analyst is the functional domain lead for client Integrated Workplace Management System (IWMS) implementations on IBM TRIRIGA and Maximo, including Maximo Application Suite (MAS) and Maximo Real Estate and Facilities (MREF). This role is the functional authority on how the platforms should solve a client's real estate and facilities challenges: it sets the solution direction, makes and owns functional design decisions, and directs the business analysts who carry out detailed requirements and testing work.
The Lead Business Systems Analyst works directly with client domain leaders and with globally distributed onshore and offshore delivery teams, and is accountable for the quality of all functional deliverables on assigned engagements.
Key Responsibilities
Domain & Functional Leadership
- Serve as the functional authority for IWMS domains on assigned engagements, including space, portfolio, lease administration, maintenance, asset lifecycle, and sustainability.
- Lead discovery and solution-visioning sessions with client stakeholders, and define the future-state process and functional solution approach.
- Lead fit-gap analysis against TRIRIGA and Maximo out-of-the-box capabilities, and make the call on configure, extend, or change process.
- Make and document functional design decisions, favoring configuration-first, upgrade-safe approaches and requiring business justification for any customization.
- Resolve complex and cross-domain functional questions that BAs escalate.
BA Team Direction & Quality
- Direct the work of business analysts on assigned engagements, including scoping and estimating BA effort, assigning work, and setting priorities.
- Review and approve requirements, user stories, acceptance criteria, and functional designs produced by the BA team.
- Ensure requirements traceability and UAT readiness through oversight of BA deliverables.
- Approve UAT entrance and exit criteria and defect severity definitions in partnership with QA and the client.
- Set and enforce functional standards, templates, and quality expectations across workstreams.
Client Partnership
- Serve as the trusted functional advisor to client domain leaders, such as heads of real estate, facilities, and workplace operations.
- Advise clients on platform capabilities, limitations, and best practices to inform scope, design, and roadmap decisions.
- Facilitate agreement among stakeholders with competing priorities.
- Identify functional risks and scope changes early and escalate them with clear options and recommendations.
- Present functional recommendations and status to client and JLL project leadership.
Solution Design & Integration
- Partner with solution architects and technical leads on integrations between TRIRIGA, Maximo, and enterprise systems, including ERP, HRIS, financial systems, IoT platforms, and business intelligence tools.
- Own the functional approach to integrations and data migrations, including data ownership, mapping strategy, and validation approach.
- Confirm functional readiness for go-live and provide functional direction through cutover and hypercare.
Mentorship & Practice Development
- Mentor and coach business analysts, building their domain knowledge and client-engagement skills.
- Develop reusable domain frameworks, templates, and best practices for the BA practice.
- Lead training and knowledge-transfer sessions, including for teams moving from TRIRIGA to MAS and MREF.
Required Qualifications
- 8+ years of experience in business analysis or business systems analysis, including leading BA work on enterprise system implementations.
- 8+ years of hands-on experience with IBM TRIRIGA or Maximo, with working knowledge of the other.
- Experience as the functional lead on multiple full-lifecycle implementations, from discovery through go-live and hypercare.
- Experience directing the work of other business analysts, including reviewing and approving their deliverables.
- Deep expertise in corporate real estate and facilities management domains, including space management, portfolio management, lease administration, maintenance operations, asset lifecycle management, and environmental sustainability.
- Expert command of requirements, process design, and UAT practices, with the ability to coach others and judge the quality of their work.
- Working knowledge of integration concepts (APIs, web services, data exchange) and SQL for data analysis and validation.
- Experience with Agile delivery and work-management tools such as Azure DevOps or Jira.
- Clear, confident communication with client stakeholders at all levels.
- Experience working with globally distributed delivery teams.
Preferred Qualifications
- Extensive experience with Maximo Application Suite (MAS), MREF, or TRIRIGA Application Suite (TAS). ServiceNow experience is a big plus.
- IIBA CBAP or CCBA certification.
- IBM TRIRIGA or Maximo certification.
- Familiarity with MAS deployment on Red Hat OpenShift and cloud environments (AWS, Azure, GCP).
- Experience on international implementations across multiple regions and regulatory environments.
- Bachelor's degree in Information Systems, Computer Science, Engineering, Business Administration, or a related field, or equivalent experience.
