The Capital Planning Lead operates within the Central Enablement & Integration team, serving as the primary front-end financial and capital allocation authority across the Americas and Bay Area portfolios. This role bridges long-term client capital strategy with project intake, cost estimation, and baseline execution, partnering directly with Client Capital Planning leads and Project Executives to facilitate the continuous capital planning lifecycle. The position requires maintaining rigorous alignment between annual capital spend targets, project prioritization, and e-Builder financial baselines.

- Partnering with Directors and Project Executives to establish annual capital allocation baselines and review multi-year capital plans
- Leading structured project intake reviews with Cost Estimating Leads and the Managed Principal Integrator to generate reliable ROM cost models prior to architect engagement
- Maintaining centralized portfolio budget trackers, monitoring actual spend versus baseline capital plans across regional project tranches
- Implementing a structured portfolio contingency review cadence to evaluate contingency reserves and manage give-backs without creating sudden financial drops
- Auditing financial data consistency, including cost center allocations, WBS structures, and property financial attributes
- Serving as the functional bridge between JLL Enablement, Finance, and regional delivery teams to drive adoption of standardized budget tools and financial modules
Required Qualifications

- Deep familiarity with project intake workflows, ROM cost modeling, depreciation bucketing, and financial risk governance
- Demonstrated ability to partner cross-functionally with Finance, delivery teams, and executive stakeholders on capital planning decisions
- Experience managing SOX-aligned accrual processes and variance reporting within a corporate real estate or construction finance context
- Strong working knowledge of cost center allocation, WBS structures, and property-level financial attribute management
Preferred Qualifications
- Master's degree (MBA, MS in Construction Management, or Real Estate Finance)
- Professional certification such as PMP, RICS, CCEA, or LEED AP
- Experience in high-tech corporate environments supporting rapid capital deployment and lab or infrastructure builds
- Familiarity with e-Builder or comparable capital project financial management platforms
