Business Unit: Data Collection & Analytics (DCA) | JLL Real Estate Due Diligence (JREDD)
Reports To: DCA Business Unit Leader
ABOUT JREDD AND DCA
JLL Real Estate Due Diligence (JREDD) is a specialty practice within JLL’s Technical Services & Sustainable Operations (TSSO) division, delivering commercial real estate due diligence, facility condition assessment, and asset data services across the public and private sectors.
The Data Collection & Analytics (DCA) business unit leads JREDD’s expanding portfolio of large-scale, technology-enabled field programs — including IoT device deployment, asset tagging, and data collection at enterprise scale.
What this job involves - JREDD’s DCA team is seeking a high-performing, globally-oriented business development executive to drive new revenue through the identification and pursuit of IoT device installation and deployment opportunities. This is a pure hunter role — focused entirely on sourcing new clients, cultivating device manufacturer channel partnerships, and building a global pipeline of multi-site IoT deployment programs.
The ideal candidate brings proven B2B business development experience, an ability to navigate complex, multi-stakeholder sales cycles, and the commercial acumen to position DCA as the preferred field-execution partner for IoT device manufacturers and enterprise clients alike. Technical support is available; the role is commercial at its core.
What is your day-to-day like?
Pipeline Development & Opportunity Sourcing
- Identify, qualify, and pursue new business opportunities globally, with an emphasis on large-scale, multi-site IoT device installation programs
- Develop and actively manage a high-volume opportunity pipeline across all client verticals including corporate real estate, logistics and industrial, healthcare, education, government, and hospitality
- Engage directly with C-suite and VP-level decision-makers at enterprise clients and device manufacturers to create and advance opportunities
Channel & Manufacturer Partnership Development
- Build and manage strategic channel partnerships with IoT device manufacturers, positioning DCA as the preferred installation and field-execution partner for their device sales
- Negotiate and structure partnership frameworks, referral agreements, and preferred vendor arrangements with hardware manufacturers and technology providers
- Develop go-to-market strategies jointly with channel partners to accelerate pipeline development and expand geographic reach
Proposal & Pursuit Management
- Lead the development of compelling proposals, RFP responses, and client presentations in coordination with DCA operations, technical, and delivery teams
- Define pursuit strategy, pricing approach, and win themes for targeted opportunities
- Own the opportunity through close; transition to delivery teams with executive-level client visibility maintained through program onboarding
Market Intelligence & Strategy
- Maintain current knowledge of the global IoT deployment landscape, competitive environment, and emerging device technologies
- Identify emerging market segments and client verticals where peel-and-stick, battery-operated IoT devices are being adopted at scale
- Report pipeline status, market trends, and competitive intelligence to DCA and JREDD leadership on a regular cadence
Internal Collaboration & CRM
- Leverage JLL’s broader platform — including IFM, brokerage, and TSSO relationships — to surface and advance cross-sell opportunities
- Maintain accurate, current opportunity data in Salesforce consistent with TSSO pipeline reporting standards
- Collaborate with JREDD Marketing and leadership on positioning, case studies, and collateral to support BD efforts
Qualifications -
Required
- 7+ years of B2B business development experience, with a proven track record of closing large, complex, multi-stakeholder service contracts
- Demonstrated success building channel partnerships or manufacturer/vendor referral relationships
- Experience selling into at least two of the following buyer types: enterprise technology/real estate teams, device manufacturers or proptech vendors, facilities management organizations, or government agencies
- Strong commercial acumen — ability to structure deals, negotiate terms, and assess economic viability
- Excellent communication and executive presence; comfortable presenting to both C-suite and technical audiences
- Proficiency with CRM systems (Salesforce preferred) and pipeline management disciplines
- Ability and willingness to travel globally in support of client and partner engagement
Preferred
- Familiarity with IoT ecosystems, smart building technology, or indoor environmental monitoring solutions (e.g., air quality, energy, occupancy)
- Hands-on experience with IoT device installation or field deployment programs — particularly peel-and-stick, battery-operated sensor devices
- Existing relationships with IoT hardware manufacturers, proptech vendors, or enterprise real estate technology teams
- Experience operating in global or multi-region commercial environments
